Land listing screen and county analyzer

It reads far more on-market land than a person can, throws out what plainly doesn't fit, and hands back the few worth a closer look.

The business problem

My land business buys large acreage and sells it in smaller pieces. That means reading far more on-market listings than one person can. Most of them are wrong for the business, and finding the few that aren't is the whole job.

What needed to change

The first pass on a listing had to happen without a person opening it. The hard rules and the judgment calls needed to stay separate, and the reasoning behind a score had to be visible.

What I did

A platform that pulls in new listings from the counties I target. A rules layer screens them first. Then a set of AI steps checks the listing history, the comps, and the pricing, to see whether the numbers can work.

Alongside it, a county analyzer that shows what a market looks like before I spend time in it, in graphs and reports.

The tool sorts and shows its work. Once a listing makes the short list, I take over and underwrite it by hand.

What changed

The looking stopped being the job. Over a few months, the tool screened about 3,000 listings and flagged about 37 worth pursuing. Those counts come from the tool itself.

Even at fifteen minutes a listing, that's months of review I don't have to do. The time goes into the deals that might work.

Talk it through with me.

Bring the problem, even if it's still fuzzy. We'll talk about what's going on, what might be behind it, and whether I'm the right person to help. If I'm not, I'll tell you.
